3 & 4 star hotels in Venice are mostly small and medium size hotels, mostly independent, many family owned.
The only global chain with any presence is Best Western with a handful of franchised hotels and Marriott have a property well away from the main tourist areas on the north shore.
Room rates in Venice are highly seasonal, at the height of the season around June or July you may pay 3 or 4 times what you pay in the winter season between mid November and March.

If you are looking to stay in one of the peak months and especially at the weekend, try to book at least two months or more in advance to avoid availability issues at the best choices.
As there is no road transport within the city of Venice you also need to factor in the cost and possible stress of getting to your accommodation.
Most of the hotels are away from the rail, bus and cruise ship arrival point gateway at the western tip of Venice. Most of the hotel options are a couple of kms away, many quite close to St Mark's Square.
If you are arriving at Venice Airport, the extra expense of a water ferry service may well be worth it as services go to points all around the main island of Venice including a stop by St Mark's Square.
Your accommodation may be some way from the nearest jetty and the lanes and alleys of Venice are not conducive to rolling luggage along the ground.
You might also want to check out Mestre, the town at the mainland side of the causeway which has better value hotels and potentially very simple transfers with all your luggage from the airports and railway to your accommodation.
